Questions to Ask Before the Design Build Process

Before you begin the design building process the first step in your home renovation planning is to ask yourself some questions:

  • What do I like best about my home?
  • What do I need to change/repair in my home right now?
  • What would I like to change about my home within the next few years?
  • What are my long-term goals (5 to 10 years from now) for my home?
  • What are my renovation must-haves?
  • What are my ultimate dream upgrades or improvements?

The answers to your questions will help you determine the scope of your project.

Home Renovation Planning

When we take on your project, we ensure we have the time and team available to meet your timelines. Every project is provided with a dedicated schedule to help manage expectations. Here is a reasonable planning schedule:

8 to 12 Months Out

This is the stage where you can do some homework. Collect pictures from magazines or online searches to help create a vision of what you would like your own project to achieve. Begin your search for a building company, starting with the team at Team Shane. Be sure to check for references and that you feel a good fit with the team before committing. This will make the entire project more enjoyable.

6 to 8 Months Out

Set up your initial consultation and meeting with your chosen contractor to discuss your project in detail. This is one of the steps we consider to be the most important. We will create a checklist based on your desires so we can come up with a realistic plan and budget to present to you for approval.

4 to 6 Months Out

This is the time when your plans are refined. This allows you to review our plans and consider the budget. We use 3-Dimensional visuals and virtual reality to help you see the end results of our designs so you can make approvals with confidence.

2 to 4 Months Out

The scope of work is finalized based on the final design and budget. This is the time when you can start to prepare for construction including things such as finding a storage space for your belongings during the process.

1 to 2 Months Out

This is the time we arrange for building permit requirements for house renovations to ensure everything is managed properly. We acquire home renovation and additional dwelling unit permits before we begin construction, so it is one less thing to worry about.

FAQs

All municipalities have their own regulations and requirements, so the permits needed for residential construction can vary depending on the location and scope of work.

In most cases, a building permit is required to ensure the project complies with local zoning by-laws and the Ontario Building Code. Depending on the nature of the project, additional permits or approvals may also be necessary; such as those for plumbing, electrical, HVAC, demolition, or site alterations. In some areas, you may also need zoning clearances or conservation authority approvals.

It’s always important to confirm requirements with the local municipality before starting any work to ensure everything is compliant and avoids delays.

At Team Shane, we handle all necessary permits as part of the planning process, typically arranging them 1 to 2 months before construction begins.

All municipalities across Ontario have their own fee structures and requirements, so permit costs can vary depending on the city and the scope of your project.

Typically, building permit fees are calculated based on the size and type of construction (often a cost per square foot or per project value). In addition to the base building permit fee, there may be other associated costs, such as zoning or planning review fees, development or lot grading fees, and charges related to plumbing or HVAC permits.
At Team Shane, transparency is a priority throughout the entire process, including permitting.

In the rare case that a permit application is denied, it’s typically due to something not aligning with local zoning by-laws or the Ontario Building Code. When that happens, we work closely with the municipality to understand the specific concerns, make the necessary revisions to the plans or documentation, and resubmit the application on your behalf.

Our team manages this process for you and keeps you informed every step of the way, ensuring everything is addressed properly so your project can move forward as smoothly as possible.
